The streets were laid out to follow the fairways rather than a grid, which is why almost nothing here is a through route and why the interior is as quiet as it is. The houses went up mostly between 1968 and 1981: two-stories and split-levels on lots that are generous by DuPage County standards, with a later band of larger homes along the western boundary. The fair answer is that Arrowhead suits someone who wants a large lot, a short drive to a Metra platform and a house they intend to keep for a decade. It suits someone who wants new construction, low property taxes, or a walk-to-everything main street rather less, and all three of those exist within twenty minutes of here. Homes and streets in Arrowhead The original section, east of the clubhouse, is the oldest and the most consistent: four-bedroom two-stories and raised ranches on quarter-acre and third-acre lots, deep back yards, and streets that end in courts. This is where the mature tree cover is. The western band went in through the late 1970s on what had been farmland and carries the larger floor plans, attached three-car garages, and the smallest lots in the neighborhood. Buyers comparing the two are usually trading lot size and tree cover against square footage and mechanical age. A handful of lots have been rebuilt outright in the last decade. Those sell in a band well above the rest and are worth understanding before reading any median for this area, because two or three of them in a quarter will move it noticeably. The Arrowhead housing market The panels above chart twelve months of closings: median sold price, how many homes changed hands, how long they took, and how close to asking they finished. Read the direction across the whole window rather than any single month — in a neighborhood this size one busy week moves a monthly median. Volume matters more than price for anyone timing something here. With this few sales in a year, a median that jumps ten percent between two months is usually reporting which streets happened to close, not what happened to values. Days on market and percent of asking are steadier, and they turn earlier. Housing stock A median year built of 1976 means most of what you tour has had its mechanicals replaced at least once and its kitchen replaced at least twice. Furnace and water-heater dates, the age of the roof, and whether the electrical panel has been updated are questions for the showing rather than the inspection report. By car, the east-west arterials carry most of the traffic and are slow at peak in both directions. Anyone driving to the I-88 corridor generally finds the southern streets the easier daily start. The Prairie Path is the pleasant way across on foot or by bike, and it is the reason a lot of people look here in the first place. Pros and cons of living in Arrowhead In favour: an owner-occupied share near ninety percent, which tends to mean streets that change slowly; fifty years of tree cover; direct access to the Prairie Path; large lots for the county; and a genuine spread of housing stock, so the neighborhood is not one price point. Against: DuPage County property taxes are the number that surprises people arriving from out of state, and they belong in the monthly maths before the price does. The housing stock is old enough that mechanical age is a real budget line, inventory under the neighborhood median is thin, and the arterials are slow at peak. The trade-off in one line: a quiet, established, low-turnover neighborhood where the land is generous and the houses are old enough to need attention.
